Background

The 24 Endell Street project comprised a 65,000 sq. ft. commercial fit-out delivered across six floors. Appointed under a drylining, builders’ works, and door supply & installation subcontract package, the project required close coordination to meet programme demands while respecting the building’s urban setting and heritage features.

The completed scheme delivers a contemporary workspace with an industrial aesthetic, combining exposed services and internal brickwork with the careful preservation of the building’s original external façade

Scope of works

  • Drylining & Builders’ Works:
    Installation of internal partitions and associated structural builders’ works across all six floors.
  • Fire & Acoustic Solutions:
    Supply and installation of specialist fire-rated and acoustic door sets, ensuring full compliance with safety and performance requirements.
  • Interior Delivery:
    Coordination of works to support the modern industrial design intent while protecting retained heritage elements.

Challenges

The site was located on a narrow, one-way street surrounded by residential properties, requiring a sensitive and highly controlled approach to logistics and noise management.

Four months into the six-month CAT A programme, the client made the decision to commence the CAT B fit-out phase earlier than planned, creating overlapping workstreams.

Solutions

A dedicated traffic management team coordinated all deliveries, waste removal, and plant movements. This ensured site safety, maintained access, and minimised disruption to residents and the surrounding area.

Mandatory daily coordination meetings were introduced involving all contractors and the design team. This proactive communication allowed multiple phases to progress safely and efficiently, without compromising quality or programme delivery.

Results

The project was successfully delivered within the revised programme, achieving a high-quality commercial workspace that balanced modern design, technical performance, and community considerations.
