Background

Christ & Gantenbein’s UK House scheme expands and redefines the entrance lobby, amenities and lightwells, creating a more generous and contemporary arrival experience while unlocking additional usable space within the existing structure. The design enhances natural light penetration and visual connectivity between levels, supporting a high quality workplace environment for a premium tenant profile.

Solutions

The building remained fully tenanted throughout the works, with significant alterations carried out to main infrastructure serving occupied floors, alongside a comprehensive re‑planning of the basement and ground floor areas while retaining and integrating the existing core services. This required meticulous coordination to ensure continuity of building operations, statutory compliance and life‑safety performance at all times.​

• Planning and management
  A high level of planning and project management was employed to mitigate disruption to tenants, including detailed phasing, out‑of‑hours working and close liaison with occupiers to align noisy and intrusive activities with their operational needs.​
• 24/7 working
  Site operations were maintained 24 hours a day, seven days a week at key stages, enabling critical path activities and infrastructure changeovers to be completed within tight windows and supporting delivery of the project to programme.​
• Protecting existing infrastructure
  Bespoke procedures and control processes were developed to ensure that existing building services and infrastructure were not compromised during the works, with robust isolation, testing and changeover protocols implemented before any intrusive activity took place.​
